No More 'No-Fault' Evictions

Section 21 evictions are abolished. Your landlord can no longer evict you without a valid legal reason. They must use Section 8 and prove specific grounds.

Can my landlord still evict me without a reason?

No. Section 21 “no-fault” evictions were abolished under the Renters’ Rights Act 2025. Your landlord must now use Section 8 and prove a specific legal ground to evict you β€” they can no longer ask you to leave without a valid reason.

Can my landlord increase my rent and can I challenge it?

Yes, but only once per year and following a set legal process. If the increase is above market rate, you can challenge it at the First-Tier Tribunal (FTT) completely free of charge. The landlord must justify it with market evidence.

My landlord is ignoring damp and mould β€” what can I do?

Under Awaab’s Law (now in force), your landlord must investigate hazardous damp within 10 days of being told about it and fix it within 5 days. Emergency situations must be addressed within 24 hours. Failure to act gives you grounds to escalate legally.

Can my landlord refuse to rent to me because I get benefits or have children?

No. Discrimination based on benefit status (Universal Credit, Housing Benefit) or having children is unlawful under the Renters’ Rights Act 2025. “No DSS” blanket bans are illegal.

Can my landlord demand several months' rent in advance?

No. The Renters’ Rights Act 2025 caps advance rent at one month. Landlords can no longer ask for 2, 3, or 6 months upfront β€” doing so is now unlawful.
